This 589-acre project centers on what Red Oak company founder and CEO Tom Staub describes as measuring “life per square foot, not just price per square foot.” This philosophy translates into design decisions that prioritize walkability, social wellness, and community interaction over traditional density and yield metrics.
Designed to accommodate approximately 2,500 homes upon full buildout, Moxie has dedicated 20% of the land to parks and open space—a substantial commitment to preserving natural areas within the development framework.

Moxie integrates residential, retail, civic, and green space from the initial planning phases rather than adding amenities as afterthoughts—an approach that requires more complex coordination but aims to create more authentic community experiences.
The community’s layout emphasizes connectivity between residential areas and public spaces, with an activated park serving as both neighborhood green space and creative hub for Phase 1. This central amenity features performance areas for outdoor programming, community art installations, and flexible gathering spaces designed to encourage informal neighbor interactions.
Beyond physical design, Moxie incorporates social impact initiatives directly into its development model. The TEACH (Teacher’s Economic Advancement through Community Homeownership) program exemplifies this approach, with goals to help 500 educators throughout the Red Oak portfolio of communities achieve homeownership by 2040 through innovative financing partnerships and attainable housing models.

Moxie’s location in Lockhart positions it within a growing corridor of Austin-area development while leveraging the city’s established cultural identity.
